Single-ply Commercial Roofing Systems

There is a lot of confusion about single-ply membrane roofing. Many people think that any ‘single ply’ is the answer to their flat roofing problems. This however is far from being the truth. In reality, it is like a new fad. Single-ply roofing membranes have only one thing in common – that is they are single ply or just one layer of membrane that is a water-proofing barrier. The similarity stops there. The most crucial aspect to the reliability and longevity of single ply roofs is the method of attaching overlapping seams together. That is where 99% of flat roof leaks occur.

There are 3 most-used single ply membrane types present on the market today: PVC/CPA, EPDM rubber and TPO. The most popular now is the TPO.

TPO: (Thermoplastic Poly Olefin)

Advantages: Because TPO is a thermoplastic mem-brane, seams are welded together. It is clean for the installer and can be put on relatively inexpensively. Since so many roofing contractors are jumping on the “TPO Band Wagon” they are driving down the price, which may be good for the customer... (Unless they have to start cutting corners to make up for the cheap pricing).

Disadvantages: While the manufacturers offer long warranties TPO has no real track record, since it has not been around long. Because TPO is a single layer, it is reliant on a quality installer to provide long leak free performance. If not properly welded, a seam may appear to be fused but can separate. Also, it can easily be damaged and may cause extensive damage once the water is under the membrane and travels. TPO requires an insulation board underneath the mem-brane. If moisture penetrates the recovery board or insulation board extreme damage may occur, even mold may develop.
