With the new FHA regulations coming into affect most mortgage lenders will be requiring a 2-year roof certification. There are steps that both the Real Estate agent and buyer have to take for a roof certification Step 1: Hire a roof inspector and one that is preferably a licensed Phoenix roofing contractor. The inspector will provide you with a written roof report. This inspection is not an estimate the roofing inspector is trained to follow a strict protocol by the National Roof Certification and Inspection Association. They start by examining the interior walls, ceilings, and attic to see if there is any visual evidence of a roof leak. Next the roofing inspector examines the perimeter of the building looking for further evidence of roof leaks or water damage. After the interior and perimeter observations are complete, the roof inspector moves to the roof itself and performs a visual (non-destructive) examination. Each type of roof has its own common critical areas and the roofing specialist is trained to pay special attention to these potential trouble spots. A written roof inspection report that includes digital photographs, detailed notes and an estimate of repair costs. This is an economical option to just a “roofing estimate” from any contractor. All this is done for a modest $175 fee for most roofs. Step 2: If the lender requires a 2-year roof certification the buyer has the knowledge of the condition of the roof, they can proceed to have any necessary repairs completed to bring the roof up to certification status. The roof at this point can be certified for a 2-year period for a fee of $345 for most homes in the Phoenix area.
